Red 22 still out in the cold

    So, a 15'-5" ceiling height would give you approx. 1'-11" overhead clearance with the 13'-6" door......adding the 18" panel mentioned earlier?   Sounds doable.   Doesn't seem like you'd need a low overhead door track assembly, at least.  :shrug9:

Not an impossible fix, but maybe a little pain for the contractor's misteak.

Monday garage door company dismantled the ceiling rails, removed the opener and took down the top panel while electricians moved the conduit out of the way. Tuesday framers remover sheet rock, reframed header from the inside. No temporary supports needed.  Wednesday  sheet rockers put in new drywall, taped and textured.  Thursday garage was reinstalled with 2 - 21" panels (turns out there was already a 21" panel in the door) making it a 14' door. The old door was 12'2" with an opening of  12'. Friday the contractor came back and cut out the old header. Next week the siding people will redo the finish work, the painters will follow when dry. Today Red is inside :applause: :smile1:

Awesome news...   Congrats on a beautiful place Red...  Any boat would love to live there..    It would be interesting to know what the approximate materials and labor costs were to do this fix...

Thanks for the great advise guys - It's working out so that everyone gets what they want without costing an asinine amount of money. Yes I am fortunate or as a very good friend likes to say -Too blessed to stress.

She has her RV and whitewater boats there. However their is a pad outside that the CC&R's say I can build a boat cover.
